USEFUL INFORMATION & IMPORTANT CONDITIONS
Letting period and arrival.
Saturday is both the day of arrival and the day of departure. The arrival/departure must take place as follows: arrival between 2 p.m. and 10 p.m., departure between 8 a.m. and 10 a.m.
In case of "Short Sojourn" the day of arrival and departure have to be agreed with CASALE REFOLI at the time of booking.

Security Deposit.
It is expected the deposit to be delivered when the key is withdrawn, the amount of which varies depending on the value of the property. The deposit must be paid (per apartment) at the owner or his representative in EURO (cash) and can be doubled when the house or apartment is rented to groups, young people under 21 years, and during periods of Christmas and New Year.
The deposit will be returned by the owner at the end of the holiday, after the final apartment inspection. The deposit is considered as a guarantee that the holiday home be returned clean and in good condition and as an advance for consumption and any extra expenses.
At the time of the refund will be deducted for any consumption made, and such costs to be paid on the spot. The difference will be returned upon departure, or returned to the customer, provided that the property be returned clean and in good condition, without damage, and that you should not other payments to the owner or his representative.
The responsibility for the Customer's charge and damage is likely even if they exceed the value of the deposit.

Linen.
Bed linen is included in the rental price and is provided with a weekly change. Linens for the baby bed is never provided. Towels are provided only for internal use. Towels for the pool are not delivered.

Cots / baby beds.
The property does not provide beds and bedding for babies and very young children, unless a specific request by the Customer at the time of booking.


Smoking is not permitted inside the apartments.
Smoking is permitted outside, providing not to disturb other people. Please dispose of cigarette butts properly.

Booking Deposit "Caparra Confirmatoria".
If, before payment of the balance of the lease (30 days before the holiday), the customer decides to cancel the reservation:
1) CASALE REFOLI in every case will not return the deposit "caparra confirmatoria".
2) Customer can use the deposit for any other reservation (bookings calendar permitting).

Cancellations by the Customer.
For the period 27 June - 28 August:
in case of cancellation of the reservation within 30 days from the check-in date, no penalty will be applied.
In case of cancellation of the reservation within 29 days from the check-in date, a penalty of 50% of the total stay will be applied.


For the periods January 5 - June 26 and August 29 - December 22:
in case of cancellation of the reservation within 14 days from the check-in date, no penalty will be applied.
In case of cancellation of the reservation within 13 days from the check-in date, a penalty of 50% of the total stay will be applied.


The security deposit of 10% on the applied rate of the stay will not be returned in any case.


For the period 23 December - 5 January of the following year:
non-refundable rate. No-shows or early departures will result in a penalty equal to the entire stay.

Customer responsibilities.
The customer has the responsibility to treat the holiday home with respect, is held responsible for any harm that he or anyone who is part of his group has caused. Before leaving the apartment, the customer is required to leave the house clean and tidy. Keys must be returned to the owner. In case of loss of electronic key of the gate, the owner will retain 50 Euro as a refund.
Customer has the obligation to wash the dishes, the stove and oven. Leave furniture and equipment in the same order and position in which they were found. Emptying the refrigerator and freezer and not leave trash, even when it is expected and required a cost to the final cleaning.
The customer is responsible for any personal or physical damage he causes during the term of the lease, even for the damage which is or could be ensured. The customer has a duty to ensure that neither he nor any person accompanying him bear nuisance to neighbors of the house or the surrounding area.
If the Customer or one of the persons accompanying him act inappropriately or unacceptable CASALE REFOLI or the owner reserve the right to cancel the lease immediately and without notice. In this case, CASALE REFOLI or the owner are not required to reimburse all or part of the cost of the lease.

Visitors are allowed only with permission of the owner.
No House Parties. Please be respectful of neighbors. No loud parties and no loud music. No dangerous plays at the pool.

PENALISATION CLAUSE.
Failure to fulfil the obligation to leave the House within the term agreed shall make the Tenant liable to pay a penalisation of a sum equivalent to triple the daily rent, accrued by weeks elapsed until free availability of the home to the Landlord, notwithstanding the costs, expenses and other compensation that may be due, including the fees of lawyers and procurator, although their intervention may not be required.

JURISDICTION AND APPLICABLE LAWS.
The parties hereto submit to the jurisdiction and competence of the courts and tribunals of the place where the Casale Refoli Holiday Country Home in Tuscany is located, expressly renouncing their own jurisdiction. The laws of Italy are applicable, specifically the current Urban Tenancy Act.
